why we are updating it, and how you can stay up-to-date and be involved.
Background
On December 15, 2020, after a multi-year planning initiative, the Greenfield Common Council adopted an updated Comprehensive Plan that is guided by the following vision:
To move toward a more ordered and organized land use pattern that establishes a unique identity for the City,
helps maintain property values, preserves the community’s predominately residential character,
encourages well-planned and attractive development, and
concentrates land uses into distinguishable districts and areas of activity.
The City’s current zoning code dates from 1998 and does not reflect best zoning and planning practices.
Many of the requirements do not reflect existing conditions—creating a large number of nonconforming properties. This has led to frequent variance requests and zoning code amendments.
